Medavakkam — growing, breathable
The newest of the three as a young-family hub. More apartments are coming up every year. Still quieter in the inner colonies than Velachery’s main roads. The lack of Metro is the biggest downside — but that’s changing in the next few years. Good if you value slightly-less-busy streets and don’t commute to Central/North Chennai every day.
Velachery — established, dense
Been a family hub for 20 years. Everything is nearby: schools, doctors, restaurants, play places, the mall. Rent is 20–30% higher than Medavakkam. Traffic is a real thing. If you want to walk to groceries and have a grandparent visit every weekend by Metro, Velachery wins.
Tambaram — old Chennai, well-connected
A different vibe — older Chennai, suburban rail + Metro, lots of CBSE/ICSE big schools. Lower rent in general. Commute to OMR tech parks is longer. Great for families where one parent works at Airport/Chrompet/Guindy and the other is home.

Our honest take
If your family fits the profile — two working parents, commute to OMR or Guindy, one child under 6, value quiet evenings — Medavakkam is often the best fit. You pay less than Velachery, get a calmer neighbourhood, and the preschool density is now as good as anywhere in South Chennai.
